Crawl space encapsulation is a type of vapor barrier system installed in a raw, unfinished space underneath a Charlotte NC home to prevent, mold, mildew and dampness from entering the upstairs space. After this kind of installation, the space is quite often a better place to crawl around in since there is usually no exposed dirt or mess to contend with. Usually this type of material is puncture resistant, water proof, anti-microbial, and fire retardant. When properly installed, crawl space encapsulation may also cut down on heating and cooling bills while providing a clean, dry storage space. Pressure Grouting or Mud jacking in Charlotte, NC also known as slab jacking, refer to a procedure used when a residential or commercial concrete slab or foundation sinks. This sinking is typically caused by improper foundation installation due to poor soil compaction, moisture variations resulting in expansive soils due to high clay or sand content or potentially sub-surface erosion due to water. A slab can be “floated” or pressure grouted to its original elevation by pumping in a mixture of cement, sand, and other adhesives under the slab using pressure grouting equipment. This is only one procedure that can be used as a slab foundation repair method. How does mudjacking work? Strategically drilled holes are made in the slab and with the use of flexible hoses and portable pumps and these holes are filled with this grout mixture. The process can be accomplished in a few hours by lifting the foundation or slab using these pressure grouting techniques.

Mud jacking is used to raise patios, garage floors, driveways, basement floors, walkways, pool decks and porches. It can remove fill voids, pooling water and trip hazards. As an alternative to replacement of uneven or sunken concrete, slab jacking can restore sunken areas to their original level. The procedure can be done on cracked areas such as in concrete paved floors and surfaces, side walks and steps and driveways. It can not only bring the surface to grade but it can eliminate water problems as it fills in cavities under the concrete and it will divert the water away from the foundation.

Pressure grouting under slab produces very little inconvenience or mess and allows for immediate use. There is no waste with this process, unlike concrete slab replacement which adds to landfill making this method environmentally a better choice. Quite often there is no noise from breaking up old concrete to remove it, no dust and no chunks of concrete. The color of the concrete remains the same as the old areas are still in place.

As with any major structural problems with residential or commercial buildings one should always try and determine the reason for the distress in order to fix it properly. This is where a professional foundation repair consultant should be called in. By thoroughly inspecting the structure; windows, mortar joints, drywall, cracks in brick veneer, molding gaps and trim boards alignment (to name just a few) the consultant can readily identify and provide recommendations based on years of experience. If the weather in Charlotte, NC has been unusually wet or dry it can cause problems in the way the soil behaves. If there is a large problem to repair such as in the shifting of a commercial or residential building, helical piers can be used to lift the foundation to stabilize it. Helical piers use mechanical jacks to lift a settled beam so that it is at grade level. This must be done very carefully so as not to cause any other damage. It is held in place by a spread pier and footing. This footing or pier is set well below the problematic area, deep into the soil so as not to be affected by moisture variations in the soil. It distributes the load evenly without any additional mass and is tied with steel supporting the foundation beam.

In this video, Michael Masserang is showing us a Charlotte NC commercial building Helical Pier installation but easily could be in the Hickory, NC area.


To stabilize the perimeter of this commercial building (could also be a residential home), 7 Helical Piers(See below) will be hydraulically driven past the looser soils and deep down into the harder load bearing strata. The weight of the structure will then be transferred off of those weaker soils and onto the installed Helical Piers. The process begins by hand digging holes at each point to allow access to the footer. Once the footer is chiseled and prepared, it’s time to place the spreader beam. The spreader beam is placed underneath the foundation and will be connected to the bracket later in the Helical Pier installation process. After the spreader beam has been placed, it’s time to install the Helical Lead Section (also called a “flight”). The Helical Lead is a steel pipe with multiple twisted helix plates ranging in size from 8 inch to 16 inches in diameter. The Helical Lead is placed in the footer hole in preparation of the hydraulic torque drive. At this point the Helical Lead will be connected to a hydraulic drive assembly in the process of driving the helical begins. Designed to withstand 8500 foot-pounds of torque pressure the Helical Lead drills through the weakened soil, typical in the Charlote , NC area, driving the Helical Lead deep into competent load bearing strata. Once the helical has been driven, helical extensions will be added one at a time, until the helical is firmly and securely at the desired depth of installation. Once drilling is complete the excess helical pipe will be cut and be made ready for the bracket installation. The bracket is now placed in position to the helical pipe and set underneath the spreader beam. Once the bracket assembly T pipe is installed we will be able to seat the bracket directly onto the footer. The bracket is now connected to the footer and foundation is ready to be lifted. The bracket is the industry’s strongest foundation bracket, each series of brackets are tested at the manufacturer and provide an unparalleled holding capacity of up to 120,000 pounds. Using a specially designed 20 ton jacking assembly, we begin to jack and slowly lift the home’s foundation. As the commercial building (could also have been a house) is lifted the weight of the commercial buildings foundation is shifted off the damaged soil structure and onto the helical pier. Once we reach the desired correction, the jacking assembly will be removed and the footer hole filled in. This process is then repeated across the perimeter of the commercial building with each pier establishing an immovable connection between the commercial buildings foundation and the deeper load bearing strata deep beneath the commercial building placing your foundation on solid ground.


Helical piers may also be know as screw piles. As both “helical” and “screw” imply, this method employs a spiral-shaped head that is literally screwed into the ground using a high-torque hydraulic motor. The screw provides a bearing surface that transfers the load from the structure to the underlying soil or rock bearing strata. The piers are screwed into the ground in “fights” as needed to provide structural remediation. A “flight” is a section of helical pier. Helical piers have a variety of uses, including slope stabilization and structural underpinning. In slope stabilization, the helical pier may be screwed into the slope past he fault line and attached to a suitable retaining wall to maintain slope stability. In structural underpinning, the failed footings are exposed and helical piers are place underneath the failed footings, which are raised to the desired elevation. Footings, building and piers are secured together using a bracket and the foundation is covered.
